Septic Inspections in Skagit County
Tiger Tank Pumping offers full-time technicians for septic inspections and troubleshooting, to identify potential problems or recommended upgrades on any septic system. If your system is doing something it should not, call us and we will schedule a look.
A standard O&M inspection is $275. A property-transfer inspection for a real-estate sale, which is more thorough and comes with the county paperwork, is $325.
Skagit County requires this
All residents of Skagit County whose homes or businesses are served by a septic system need periodic inspections: every year for most system types, or every three years if the system is conventional gravity, per Skagit County Code 12.05.160 and Washington Administrative Code 246-272A-0270.
That is not a formality. Inspections keep the system working properly and catch small problems while they are still small. As a certified O&M provider we do these every day, and we file the paperwork the county wants.
Buying or selling a house
A septic inspection before closing is one of the cheapest pieces of due diligence on an unsewered property. The system is buried, so nothing about its condition is visible on a walkthrough, and a drainfield at the end of its life is a five-figure problem that looks like a normal lawn.
If you are selling, going in already knowing the system condition means the septic report is not something that gets discovered and renegotiated a week before closing.
What gets looked at
- Tank condition, including lids, risers, baffles, and the outlet filter
- Liquid levels, which show how the tank and outlet are behaving
- Pumps, floats, and alarms on pressurized systems
- The drainfield, and whether it is accepting water the way it should
- Signs of past repairs, surface failure, or standing effluent
